How the Application Process Works

Thank you for your interest in becoming a resident of Mile High Properties. First, select which property you are interested in and click on the appropriate button below. You will be redirected to our Partner Site, Rent Café, where you will complete the application.

To help you navigate the Application process we have listed below the key steps to follow when submitting your Application for approval.

Step 1 – First, before filling out the Application we suggest you review our Rental Criteria by downloading the information sheet (PDF) with this link. This document will provide the financial and background requirements in place for approval.

Step 2 - If you feel you meet our Rental Criteria, complete the online Application by clicking on the appropriate link above. Once completed, the Application will route to our Property Manager who will likely give you a call to discuss.

Step 3 – Things to consider, and information to provide, when filling out the Application:

  • Please fill out the entire Application, especially questions with a * (star asterisk). If you don’t complete the entire Application it may not process your Application properly.
  • Please note that we do require 2 years of rental history, including contact information for your former landlord so we can verify the information you provide.
  • The Application does require proof of Identity, which can include a valid Driver’s License, State Identification Card, or a Passport.
  • The Application will also ask for proof of income. This is needed so we know you can afford the apartment for which you are applying. Examples of proof can include 4-6 recent paystubs if employed, an offer letter with salary included if you are just starting a new job, a “Benefits Letter” for those on government assistance, or two years of tax returns that identify your income history.

Step 4 – Once the Application has been submitted in the system it will be processed and you will receive a call from our Property Manager to review things:

  • How soon would you like to move into the apartment?
  • How many people will reside in the apartment - specifically, how many adults?

Once we have the application it generally takes a day or two for us to perform the needed credit, rental and criminal background checks for approval.

Step 5 – If a Candidate passes all the background checks, our Property Manager will review the Candidate’s Application with the property Owner.

Depending on that review, we may come back to you with a full approval, or we may suggest some options to make the lease work. Options can include:

  • A shorter lease term than 12 months to allow a Candidate to prove that they can support the rental payment each month.
  • A Security Deposit greater than our normal 1 month’s rent.

Step 6 – Once we have lease terms the landlord and the Candidate have agreed upon, we officially approve the Application and confirm the funding required for a Resident to move in.

  • For a new Resident we require the Security Deposit within 48 hours to hold an apartment. Once that deposit has been made, we will work with you on the following items:
  • Resident will contact Colorado Springs Utilities (CSU) to have the electricity placed in their name.
  • Resident will provide a copy of their car registration so we can issue a Parking Permit.
  • Resident will receive an electronic copy of the lease for signature, which will be forwarded to the Owner for countersignature.
  • Once the contract is signed by both parties, our Property Manager will work with the Resident to schedule a move-in date and time.
  • On move-in day the Resident will receive keys for the apartment, along with their Parking Permit, codes for entry to Laundry Room, Mailbox keys, etc.
  • During move-in, our team will provide instructions on where to affix their Parking Permit within their vehicles, where to park their vehicles on property, and policies concerning guests, visitors, trash bin location/usage, etc.
  • Finally, on move-in day our team will collect the remaining funds from the Resident, including first month’s Rent, Utilities, Insurance and Administration Fees.
